Abstract:In recent years, with the rapid development of the real estate industry, the research on the influence factors of real estate prices has become one of the focus of all universities. At the same time, the stable and rapid development of the real estate industry is also related to the stability and promotion of the national economy. At present, there are many factors that affect Chinas real estate price. There are many qualitative analysis, and there is no lack of quantitative analysis and empirical research. However, there are no comprehensive and systematic studies on what factors are sensitive to real estate prices. On the basis of literature and Research on real estate price research at home and abroad, this paper collates the research results and conclusions of real estate prices at home and abroad, and finds that there is less research on the relationship between supply and demand in the direction of research, so the key factors are selected by the grey correlation analysis method to carry on the empirical study. Taking the housing price in Chongqing as an example, the correlation degree of the influencing factors of each house price is studied by grey correlation analysis.

引言
住房是居民日常生产生活环节中极其重要的构成部分,房地产行业不仅可以解决人民的生活住房需求,而且它本身作为国民经济中的支柱产业,在拉动经济增长中起着至关重要的作用。在固定投资经济结构中,房地产行业所占的比例基本在21%以上,占国内GDP的比例也基本在12%以上,直接拉动了国民经济的增长,也间接带动了国内除房地产行业的其他行业的发展。随着中国社会主义市场经济的快速发展,房地产不再是一个单一的耐用消费品,而逐渐成为一种手段来保护和增加投资者的价值。同时,因为我国不甚成熟的房地产市场机制,随着房地产经纪人渐渐泛滥的投机行为,必定将会导致房地产价格的紊乱,从而致使我国产业经济结构的不均衡。收入分配差距也会不断扩大,金融机构风险加剧。近年来,全国各地房地产价格上升趋势极为显著,特别是北京和上海一线城市房屋价格的上升速度明显超过了当地经济的增长速度。部分中小城市房价的上涨也超过了居民收入水平的提高。大多数居民的收入已经难以接受房价的快速上涨,这也会带来很多社会不稳定,房价已然变成一个不置可否的问题。过高的房价不仅增加了群众的日常消费和生活成本,而且窒碍了更多的人才向大城市的汇集,这也会极大的阻碍到城市的稳定快速发展,当前研究认为利率与货币政策、居民收入水平、区位因素是房地产价格的主要影响因素:
